BYOT Basecamps

Somewhere to take it. A network of managed UAE camp sites — power, clean toilets, a pool and simple F&B — where a BYOT trailer, or any tent, becomes a weekend, not an expedition.

An Articulate venture concept · pitch deck

The problem

GCC camping is barrel-shaped

At one end, free desert with no toilets, no power, no water. At the other, AED 465–2,900 a night glamping. There is nothing in the middle.

The tier the UK and France are built on — the affordable serviced pitch where you bring your own kit and pay for power, a clean shower and a pool — simply doesn't exist here at scale.

The insight

This is the KOA move

America didn't build a camping economy by selling trailers. It built somewhere to take them — and owned it.

BYOT sells the affordable trailer. BYOT Basecamps owns the destination — and the recurring spend the trailer unlocks. It also de-risks the trailer purchase: a family commits faster when there's a great, easy place to go.

Who & what

The customer already exists — the pitch doesn't

Who goes

  • Emirati families & groups — desert heritage runs deep
  • A strong expat overlanding community
  • Dubai / Abu Dhabi weekenders
  • Tourists chasing the flagship desert stay

What they travel in / stay in

  • 4x4s with rooftop tents (Camp Gear, Epic Outdoors, ARB)
  • An emerging camping-trailer scene — incl. BYOT
  • Own tents at free sites · premium glamping
  • …and nothing in between

  • 🍳 Simple, low-cost on-site F&B
Concept: a simple container-built BYOT basecamp at golden hour

The gap, in numbers

Europe has the cheap tier. The GCC doesn't.

Competition

Everyone sells glamping. No one sells the pitch.

Every comparable is glamping or a lodge. None runs a low-cost, bring-your-own serviced pitch — the BYOT slot.

Positioning

Own the missing rung

AED 1,150–4,900+Premium lodge / glamping — couples, tourists, occasions
AED 465–800Entry glamping — AC tents, basic domes
~AED 150–350BYOT Basecamps — serviced pitch + power, pool, F&B
AED 0Free / wild — own tent, no facilities

Priced like a European touring pitch: above free, far below glamping — the volume tier.

The network

Five sites, three roles

Volume anchor Cool-climate — stretches the season Destination flagship
Why these five

One engine, three season-stretchers, one flagship

  • Al Qudra (Dubai) — volume anchor; the already-overcrowded free crowd, ready-made.
  • Hatta (Dubai) — cooler micro-climate; rides existing govt tourism investment.
  • Mleiha (Sharjah) — culture + Fossil Rock; a tier below today's AED 1,295 glamping.
  • Jebel Jais (RAK) — ~10°C cooler; trades through summer. BYOT's home emirate.
  • Tal Moreeb, Liwa (AD) — the Empty Quarter flagship; the Instagram shot that markets the rest.

3 lines
Pitch · F&B · pool day-passes — plus trailer pull-through

Illustrative only, not a model: ~60 pitches × AED 250 × 40–50% occupancy across a ~7-month season. Serviced pitches are a fraction of glamping capex (no built accommodation), and F&B + pool day-passes lift revenue per head. A single-site P&L + rollout model is the next build.

Why us, why now

The moat is the trailer base

Edge

  • BYOT trailer owners = built-in, growing demand for destinations
  • First mover on the serviced-pitch tier in the UAE
  • Govt tailwind — Hatta, RAK & Liwa actively building tourism

Now

  • Desert adventure +26% since 2023; camping going mainstream
  • Overlanding & rooftop-tent culture already established
  • Land is available before glamping operators move down-market
The ask

Pilot one anchor, prove the pitch, roll out

Stand up the first serviced-pitch basecamp at Al Qudra or Hatta. Validate occupancy, F&B and pool day-use against these benchmarks, then template the rollout across the five-site network.
